Walter Peña is an experienced landlord-tenant attorney providing strategic, results-driven legal representation to commercial landlords and property managers across California. While he represents landlords and tenants in residential disputes, he does not represent commercial tenants, ensuring his full commitment to protecting landlord interests.
Walter began his legal career at Jones Day, one of the world’s largest international law firms, where he handled complex litigation, including class actions and catastrophic torts. He later practiced at Theodora Oringher PC, a highly regarded California litigation boutique known for handling high-stakes business, real estate, and commercial disputes. With over 18 years of experience, Walter has developed a deep understanding of California’s landlord-tenant laws and the challenges landlords face. He recognizes that expanding tenant protections have blurred the distinctions between commercial and residential leasing, increasing costs and risks for landlords.
At The Peña Firm, Walter takes a hands-on approach, ensuring clients receive clear, consistent communication and personalized strategies. Whether a landlord requires an aggressive eviction strategy or a carefully structured lease enforcement plan, Walter tailors his approach to achieve the best outcome—possession, financial recovery, or both.

When he is not practicing law, Walter enjoys spending time with his family, mountain biking in the beautiful Southern California hills, and playing with his two rescued German Shepherds.
